Preventive Maintenance
With regular maintenance you will prevent small problems from becoming big problems and ensure optimal performance of your comfort system. We also offer annual service agreements, which can reduce the cost of a Performance Tune-Up.
Regular maintenance will:
- Provide longer lasting equipment
- Reduce utility bills
- Reduce repairs
- Provide a more comfortable indoor environment
- Protect your investment
What we do during a Performance Tune-Up:
We check the following:
Refrigeration - check refrigeration charge with manufacturer's recommendation
- There will be an additional charge if refrlgerant is added to the system.
- $95.00 per lb for R-22 and $45.00 per lb for R410A
- As noted above, some systems will not have the refrlgeration checked, per manufacturer's recommendation, unless there is a concern of a leak
Electrical connections - inspect and tighten electrical connections
Voltage & Amps - measure voltage and amperage to assure meets recommendations
Heating elements - visually inspect
- Only on electric furnaces, geothermal units, or all electric self-contained units
Blower wheel -visually inspect
- There will be an additional charge if the blower wheel needs to be removed and cleaned.
Combustion wheel - visually inspect
- There will be an addltional charge if the blower wheel needs to be removed and cleaned.
- Only on gas furnaces or gas self-contained systems only
Evaporator coil - visually inspect and brush clean (if accessible)
- There will be an additional charge if the coil needs to be removed and cleaned.
Condensate - visually check to see the condensate drain is draining
Heat exchanger - visually inspect heat exchanger (in place).
- Any issues or concerns with the heat exchanger will be brought to the attention of owner with additional cost estimate to address these issues or concerns
- Only on gas furnaces or gas self-contalned systems
Gas pressures - check gas pressures with manufacturer's recommendations
- Only on gas furnaces or gas self-contained systems
Geo loop pressure - check loop pressure with manufacturer's recommendations (geothermal systems only)
Filter - visually inspect filter. Replace filter, if necessary and owner furnlshed.
- On mini-spllt systems, the reusable filters wlll be either washed or blown clean and reinstalled
Thermostat -verify the thermostat is working properly with the system it is connected to
Capacitors - test capacitors for proper voltage
- There will be an additional charge if a capacitor needs to be replaced.
- AC units will be tested only in the spring. Heat pumps will be checked in both the spring and in the fall
Safety switches - test for proper operation (door switches, limit switches, float switches, wet switches, and service disconnects)
Operation - verify that the system is operating properly in the all modes
Clean condenser coil - wash condenser coil (acid wash, if necessary)
- AC unit condenser coils will be cleaned only in the spring. Heat pump condenser coils will be cleaned in both the spring and fall.
Make recommendations - provide suggestions on operation, maintenance, additions, repairs, and/or replacement to improve system operation, performance, and life
